The short answer for the Memphis metro area: most professional carpet cleaning runs between $30 and $50 per room for standard steam extraction. That puts a typical 3-bedroom home somewhere between $90 and $200 depending on the company, method, and what's included.

But the price per room number doesn't tell you much by itself. Here's what actually moves the needle on cost and whether you're getting a good deal or paying for trouble.

What affects the price

Number of rooms. This is the obvious one. Most companies price per room, with a minimum charge for small jobs. Hallways and stairs sometimes count as separate rooms, sometimes don't. Ask before you book.

Carpet condition. A carpet that gets cleaned annually is a straightforward job. A carpet that hasn't been touched in four years with pet stains and heavy traffic lanes takes more time, more product, and more passes. Some companies charge a flat rate regardless. Others adjust. Neither approach is wrong, but you should know which one you're getting.

Stain treatments. Spot treatment for specific stains like red wine, pet accidents, or ink is usually an add-on. Expect $10 to $25 per spot depending on what it is. Some companies include basic spot treatment in the base price. We do.

Add-on services. Scotchgard-style protectant, antibacterial sanitizer, deodorizer treatments. These run $15 to $40 per room typically. They're not always necessary, but for pet households or allergy situations, they're worth considering.

Method. Hot water extraction (steam cleaning) is the most common. Low-moisture methods like ours tend to price differently because the process, equipment, and results are different. More on that below.

The cheap cleaning trap

Here's what twenty-plus years in this business has taught us: the $19.99-per-room deal from the coupon mailer almost always comes with a catch. Either the "room" is capped at a tiny square footage, or the cleaning is a quick surface pass that leaves soap residue in your carpet.

That residue is the real problem. Soap left in carpet fibers acts like a magnet for dirt. Your carpet looks great for a week, then gets dirtier faster than it was before the cleaning. You end up calling someone else to fix it, or just cleaning more often. The "deal" ends up costing more over time.
